Everything on the priced schedule of works we hand you after the site visit — labour, materials, waste, scaffold and certification. The figure only moves if you change the brief or something structural appears once we open the floor up, and we price that in writing before touching it.

A kitchen is ten days on site. A bathroom or wet room runs three to six weeks, a re-roof around four, and a rear house extension twelve to eighteen depending on groundworks. You get the date at quote stage, not once we have started.

Often not — most single-storey rear extensions fall under permitted development. We tell you which side of that line your project sits on at the site visit, and we handle the application, building control and party wall notices either way.

For a kitchen, bathroom or roof, yes — most clients do. Dust screens go up every evening, services stay live overnight wherever they can, and we agree the no-go areas before the first tool comes out. Whole-house refurbishments are the exception.

One named site manager for the whole job, and trades who are on our payroll rather than booked in by the week. It is the reason the dates hold, and it means you are never the person chasing a subcontractor.
